CENTRAL SCHOOLHOUSE INN POLICIES

LODGING POLICIES (For guests of our Bed and Breakfast only) If you are booking an Event Space or a Whole House rental, please skip to EVENT SPACE or WHOLE HOUSE and POLICIES further down:

If your travel plans change and you must cancel your reservation, please call us at least 72 hours prior to your arrival time to cancel your reservation less a $35 processing fee per room per day and credit card fees of 3.5% on deposits and refunds. In the unlikely event that you must cancel with less than 72 hours notice, shorten your stay or check out early, please understand that we must ask you to take responsibility for your entire reservation. If we can re-book your room(s), a full or partial refund will be made.

Special situations allow for older children; CSI is not appropriate for toddlers due to safety concerns; please call if any questions.

Room prices include two guests only. Additional guests are $ 20.00 per day.

Please be advised that we sometimes host events on our First Floor that may coincide with your visit. We make every effort to advise you of these scheduled events when you book your stay, but this is not always possible. For larger events we may utilize the use of one of the upstairs bathrooms. Every effort is made to keep the noise and activity level to a minimum to avoid disturbing our bed and breakfast guests.


Rates/policies are subject to change and vary during high impact periods and for some holidays and special events.

Check-in: 3:00 PM - 6:00 PM. Please estimate your arrival time as accurately as possible as we like to adjust your room temperature. If arrival time changes, please call us as soon as possible. If arriving outside of check-in times, please call to make arrangements.

Check-out: 11:00 AM.

Central Schoolhouse Inn is a non-smoking facility; however a designated outdoor smoking area is available.

ADA POLICIES

We are sorry but due to historic property constraints we are not handicap accessible and have no handicap bathrooms. We do have one entrance with a wheelchair ramp.

GIFT CERTIFICATE POLICIES

Gift certificates must be presented at check-in along with a valid driver's license. Gift certificates are transferable. Any remaining amount on gift certificates can be used at a later date up to the expiration date. Gift certificates cannot be redeemed for cash.

EVENT SPACE:

THE FOUR HOUR EVENT WINDOW MUST INCLUDE YOUR SETUP AND CLEANUP TIME. RENTERS AND THEIR AGENTS ARE EXPECTED TO VACATE THE PREMISES AT THE END OF THE 4 HOUR WINDOW. ANY ADDITIONAL TIME BEYOND THE 4 HOUR WINDOW SPENT ON THE PREMISES BY THE RENTER, THEIR GUESTS OR THEIR AGENTS WILL INCUR AN ADDITIONAL HOURLY CHARGE.

WHOLE HOUSE:

Check-in time is 3pm and check-out 11am

Policies and Regulations

We are very happy to be part of your event. Please read the following contract carefully and feel free to ask any questions before committing. A non-refundable 50% deposit along with a signed Event Space/Whole House Rental Contract is required to reserve the event date and time. Any written or verbal communication, without a signed contract and deposit accepted by CSI/LLC, is a quote only and not a reservation. Final payment is due to Central Schoolhouse Inn on the day of the event when the Renter and their agents/caterers are ready to vacate the premises. We delay final payment to this time in order that any overtime charges or add-on rental items can be included in the balance due. Cash, check and credit cards are accepted, check being the preferred method of payment. If Renter cancels or reduces reserved days/spaces, no refunds will be made, unless we are able to re-rent any portion of the reserved dates/spaces and that refund will be limited to value of re-rented dates/spaces. Please note that if you have reserved any Bed and Breakfast bedrooms in conjunction with your event there is a $35 cancellation fee for each room per day.
Please be aware that CSI/LLC is a non-smoking facility, no pets are allowed, and we are not handicap accessible other than an entrance ramp. There are no handicap restrooms available. If any guests under age 18 attend your event Renter assumes responsibility for keeping them in the designated event areas. Children cannot play with the piano, run free on the premises, go upstairs or be unsupervised at any time.

Capacity and Use

Renter understands that the maximum standing capacity of the first floor of CSI/LLC is 90 people occupying the Parlor, Dining Room and Vestibule and will not exceed this limit. The event space is restricted to the first floor and use of designated bathroom(s). Renter acknowledges that second floor rooms may be occupied, and guests are not to be disturbed. Renter agrees to allow upstairs occupants ingress and egress to and from the property through first floor rooms. Parking for events is limited to public lots located behind CSI/LLC. Our private parking lot is reserved for use by our Bed and Breakfast guests and Whole House Rentals.

Site Preparation

Central Schoolhouse Inn is a historic property containing fragile building elements and décor that require special handling. Furniture and fixtures will not be moved and/or removed for any event except by pre-arrangement with CSI/LLC. No nails, adhesives, removable fasteners or tape may be used on the walls. Confetti, glitter, rice, birdseed or flower petals are confined to the outdoor areas. No candles except battery operated are allowed. In the event of any damages occurring to furniture or fixtures the Renter will be held solely responsible and will be billed accordingly. The facility rental fee is for the chosen room space and bathroom facilities only, including our standard setup of tables, chairs and linens. Extensive furniture re-arranging or additional tables/linen changes will be detailed on an addendum page of the contract and be charged in addition to the room rental.
THE POTENTIAL USE OF ANY BACKDROP OR “CHAMPAGNE” WALL MUST FIRST BE CLEARED BY CSI. WE MUST KNOW THE WEIGHT, SIZE AND MATERIALS BEFOREHAND IN ORDER TO PROTECT OUR HARDWOOD FLOORS AND DOORWAYS.

Catering, Cleaning, Trash and Equipment Removal

Renters may bring in their own food and beverages or use a catering service. Liability Insurance naming CSI/LLC as an additional insured is required of all outside caterers. If you need any serving items such as beverage tubs or dispensers, etc. they can be rented from our website. Limited access to the kitchen, sink, oven and refrigerator/freezer is included in the rental fee. Please let us know in advance if more than one shelf is needed in the refrigerator. Renters/Caterers are limited to staging/reheating prepacked food items only and no cooking of raw foods will be allowed. Following the event, the Renter is asked to clear off tabletops except any CSI linens or serving pieces. Renter will place trash in our inside receptacles, and we will dispose of it into our outside receptacles. CSI/LLC is not responsible for Renters lost, damaged or stolen equipment or any objects left on the premises.

Insurance and Liability

Renter agrees to indemnify, defend and hold CSI/LLC, its building owners, officers and agents harmless of and from any liabilities, costs, penalties or expenses arising out of and/or resulting from the rental and use of the premises, including but not limited to, any claims arising from the provision of alcohol by the Renter to their private guests, the personal guarantee of provision, service and dispensing of payment by Renter, its employees and agents for outside services at CSI/LLC. In the event CSI/LLC, its building owners, officers and/or agents are required to file any action in court to enforce any provisions of this agreement, Renter agrees to pay CSI/LLC, its building owners, officers and/or agents all reasonable attorney fees, court fees and costs of suit incurred by CSI/LLC.

City, County, State and Federal Laws

The Renter agrees to comply with all applicable City, County, State and Federal laws and shall conduct no illegal act on the premises. The Renter agrees to ensure any alcoholic beverages provided by the Renter to their invited guests only, be consumed in a responsible manner. Renter agrees to indemnifying CSI/LLC against any claims related to alcohol consumption by their invited guests. CSI/LLC reserves the right to expel anyone, who in its judgment, is intoxicated or under the influence of drugs or alcohol and in any manner jeopardize the rights and insurability of CSI/LLC or the safety of its staff, guests or building contents.

AUTO-COLLECT
At the time of booking, 50% of the reservation balance will be collected. Payment for all retail items and gift certificates will also be collected. Applies to: all reservations.

FIRST FLOOR EVENTS DURING YOUR STAY

BREAKFAST
We prepare a full breakfast for our guests that includes an entree, breakfast meat,fruit, juice, coffee or tea. For lighter eaters we can also substitute a continental breakfast that includes breakfast bread, fruit, nutritional bars, juice, coffee or tea. If you prefer no breakfast at all, please let us know as soon as possible as we begin preparations early. Coffee, tea and juice are always available. Please let us know in the "Preferences" section which you would prefer and if you have any special food requests.
